Real Estate Investment - Roofing Maintenance Tips For First Time Landlords

Before purchasing a home, the process can involve a lot of unforeseen issues that might make you get overwhelmed along the way. You have to look out for defects on the property to ensure that you get your money’s worth. Due diligence is necessary to avoid spending too much on maintenance and repairs after purchasing the property. After finding a potential property that you want to purchase, an extra step of caution may be in order. A certified home inspection by a professional can provide you with certainty about the homes condition and any potential problems that you may face as a new homeowner.

Even if you are browsing online luxury listings to find Newport Beach homes for sale , a professional certified home inspection should be considered as an essential component of your final buying decision. However, you can also look for signs of potential trouble on your own when you do your physical in-person tour of the home.

Here are 6 simple things to check during a physical home inspection of a property you are considering purchasing.

Plumbing fixtures

Check exterior hose bibs for leaks and signs of excessive wear. Look for water saturation on the ground as this could indicate broken sprinklers that need repair. Inside the house, check every ceiling in the rooms for water stains. In the kitchen and bathroom check the dripping faucets in the sink and below for leaks. Moisture below the kitchen sink might come from a leaking garbage disposal, dishwasher hose, or other kitchen fixture. All these are red flags that the seller ignored regular maintenance. Having a thorough inspection before a purchase is essential to avoid investing in a home with obvious plumbing issues.

Electrical installations

Turn the switched on and off to ensure they work properly, and the bulbs work. Burned out bulbs could be a sign of defective fixtures or potential electrical issues. If the bulbs flicker when turned on, the switches might need repair or replacement. All electrical outlets located in the kitchen and bathroom should have Ground Fault Circuit Interrupter plugs installed. Check whether these electrical outlets have middle buttons for resetting the power to the plug. Look for loose or exposed wires as these may be live and pose a potential safety issue.

Hot water heater

Find the location of the water heater and check whether it uses gas or electricity. Whether it is a gas or electric hot water heater, look for signs of leaks and excessive rust around the water fittings as this could indicate potential trouble ahead. If the gas water tank is turned on, check for the smell of gas. There shouldn’t be any. If there is it may have a gas leak that requires urgent attention for safety purposes.

Concrete Issues

Check the concrete driveway for excessive cracking which could be resulting from poor concrete installation. Uneven larger cracks can also result from nearby tree roots lifting up the concrete. The roots can cause significant damage to the sidewalk concrete and plumbing installations. Alternatively, the cracking might also result from soil instability and require further attention. For a home floor built on a slab, look for cracks as well. These might come up over the years and are easily noticeable when there is no wall-to-wall carpeting. Look for these before making up your mind to invest in that property .

Ceilings and walls

When you are inside the house, look at the ceiling and walls for signs of cracks, stains and moisture. This could be a sign of past or present moisture issues which could encourage mold growth in the house. Additionally, look for signs of random painting and pathing on the walls or ceilings. This might be an attempt to hide past problems like water leaks or stains at those spots.

Pest Issues

Termites are very destructive and might cause significant damage to wooden structures on the property. Look for signs of frass resembling sawdust left behind by the termites. Some termites live underground especially in the garden and in the crawl spaces below the house. Check the wood fence for signs of termites as well. To have the ultimate peace of mind, have a professional termite inspection before going ahead with negotiations if you suspect any problems.
