Where Luxury Waterfront Still Costs Under $400 a Square Foot

The Pinnacle List readers have long known that Qatar’s flagship island address is the place to go for prime waterfront property at a fraction of the asking price in the established trophy havens. It’s hard to imagine a more luxurious way to spend the winter in Qatar than with a key to The Pearl Island. The 400-hectare man-made island, with its 32 kilometers of engineered coastline and a population of roughly 52,000 people, is in many ways a city unto itself.

The Pearl Island is divided into twelve distinct districts, centered around marinas and connected by canals. It features beachfront towers, a Four Seasons Resort and Residences, and six hotels, in addition to international schools and world-class dining overlooking the marina. All this while commanding a jaw-droppingly low price per square foot relative to the global market.

As Knight Frank’s 2026 Wealth Report recently pointed out, a million dollars buys 16 square meters in Monaco, 23 in Hong Kong, 33 in London, and 34 in New York. You can do better in prime areas of Miami and Dubai, where it would get you 58 and 62 square meters, respectively. That translates to approximately $1,600 and $1,500 per square foot, respectively. By comparison, the average asking price for a place on The Pearl Island in Doha is $373 per square foot. With $1 million, you could buy roughly 2,680 square feet of space, being about 249 square meters, to be precise, in Qatar’s most glamorous address. Fifteen times as much space as you’d get in Monaco; seven times what you’d get in Manhattan; four times what you’d get in Miami or Dubai.

It’s no wonder that The Pearl Island continues to be the hottest address in Qatar, and the market that draws the most rental demand. It was Qatar’s first freehold district to open up to foreign buyers, and remains the top choice for investors. In fact, a one-bedroom apartment on the island can rent for $2,300 a month, offering gross rental yields on apartments in Qatar that range from 5.5 to 6.8 percent. There’s also no annual tax on property ownership.

The Pearl Island also serves as an instant springboard to Qatari residency. Owning a property on the island worth more than $200,000 qualifies you for a renewable residency, requiring no sponsor, for yourself and your immediate family. A $1 million purchase qualifies buyers for the long-term residency category, which offers preferential access to healthcare and education, banking rights, and the right to own businesses.

The Pearl Island is the epitome of modern luxury in Qatar. Its 32 kilometers of coastline are studded with marinas, resorts, and beachfront skyscrapers. At its heart is the Porto Arabia district, whose 31 towers surround the main marina on the island, sitting atop an arcade of cafes and boutiques.

Other districts include a canal quarter with footbridges and pastel-colored facades, and a waterfront dining and entertainment district with views of the Doha skyline.

The Pearl is also one of the best areas in Doha to raise a family. It has some of the best international schools, as well as parks, community centers, and outdoor sports facilities. The island’s population of approximately 52,000 means that there are plenty of amenities nearby.

In Qatar’s rapidly evolving real estate market, new residential options are constantly emerging. One of the most exciting areas for new developments is Lusail, a planned city located just twenty minutes from The Pearl Island.

Lusail’s marina district has a lot in common with The Pearl Island. New inventory on the market is typically housed in newly built high-rises that feature large windows with waterfront views. The neighborhood has its own light rail line, and its waterfront promenade is ideal for morning or evening walks.

Properties in the area are priced significantly lower than in The Pearl. Most are in newly constructed buildings, and prices range anywhere from $330 to $380 per square foot.

Qatar’s freehold market has only been open to international investors since 2004. That means that the market hasn’t had as long to reach the level of scarcity, and therefore price per square foot, of markets that have been popular with the jet set for a century, looking at you, Monaco.

There are only so many places on the Côte d’Azur with views of the Mediterranean, for example. In Qatar, the opportunities are far from exhausted, which explains why Doha offers unbeatable value relative to the international market.

But there’s a limited window of opportunity to own a piece of the Qatari dream at these sorts of prices. As the country’s economy and lifestyle offerings continue to mature, the market will continue to evolve, and prices will likely increase to reflect its global stature.
