Dubai now has two palm islands for buyers at the very top of the market, and they offer different things. Palm Jumeirah is the established address, with finished villas, beach clubs and a resale market that trades every week. Palm Jebel Ali is the new one: larger, mostly off-plan, and priced below its older sibling for a similar plot of land. Over the 12 months to September 25, 2026, Dubai Land Department records show 1,303 sales on Palm Jumeirah worth about $5.1 billion (AED 18.9 billion) and 717 sales on Palm Jebel Ali worth about $3.6 billion (AED 13.4 billion).
So what does a serious budget actually buy on each island today? Below is a plain guide at three price points, built on registered sales rather than asking prices. The UAE dirham is pegged to the US dollar at 3.6725, so the dollar figures hold steady.
The short answer
- Around $5 million to $8 million (AED 18 to 30 million): a frond villa on Palm Jebel Ali at about the median price, or the very first Garden Homes and large penthouses on Palm Jumeirah.
- Around $10 million (AED 37 million): a typical, often renovated Garden Home on Palm Jumeirah, or one of the largest beach villas on Palm Jebel Ali.
- Around $20 million and above (AED 73 million+): a Signature Villa on the wide tip of a Palm Jumeirah frond, the island’s trophy category.
Two islands, two stages of life
Palm Jumeirah, built by the master developer Nakheel, welcomed its first residents in the 2000s. Today its fronds are lined with villas, the Trunk holds apartment towers, Shoreline and branded residences, and the Crescent is home to resorts from Atlantis The Palm and Atlantis The Royal to the One&Only. Buyers here pay for proven views, mature landscaping and the convenience of a finished community ten minutes from Dubai Marina.
Palm Jebel Ali, also by Nakheel, sits closer to Abu Dhabi and was relaunched in 2023. Its fronds are lettered A to P, and its first villa collections were designed with large plots and private beaches as standard. Almost everything registered there over the last year was sold off-plan, which means buyers pay in stages during construction and receive a brand new home at handover.

What $5 million to $8 million buys
On Palm Jebel Ali, this is the heart of the market. Villa sales on the island over the last 12 months had a median of about $7.9 million (AED 29 million), with a quarter of all sales at $7.2 million (AED 26.4 million) or less. The typical plot behind those sales measured around 7,600 sq ft, and most homes are five to seven bedroom villas, many with their own stretch of beach. For a buyer who wants a new build, a beach and a staged payment plan, this is where the budget goes furthest.
On Palm Jumeirah, the same money buys either the entry point to villa life or the top of the apartment market. Garden Homes, the original frond villas on plots of about 6,500 to 7,800 sq ft, have sold from about $6 million (AED 22 million) in the past year. Many at this level are original condition homes that buyers renovate. Alternatively, four bedroom penthouses on Palm Jumeirah sold at a median of about $7.5 million (AED 27.5 million), with sea views across to the Dubai Marina skyline.
Our view: a buyer who wants space and a brand new home will usually get more on Palm Jebel Ali. A buyer who wants to move in this year, or rent the property out straight away, will usually choose Palm Jumeirah.
What $10 million buys

On Palm Jumeirah, $10 million (about AED 37 million) is close to the typical villa price today. Garden Homes sold at a median of about $9.5 million (AED 35 million) over the year, and the overall villa median has been rising steadily: from about $9.3 million in the last quarter of 2025 to about $13.3 million in the third quarter of 2026, according to DLD records. At this budget a buyer can choose a fully rebuilt Garden Home with a contemporary interior, a basement, a large pool and a beach on the frond. These homes also rent well: four bedroom villas on the island were leased at a median of about $239,000 a year (AED 878,000), and five bedroom villas at about $327,000 (AED 1.2 million).
On Palm Jebel Ali, $10 million moves a buyer into the top tier: the larger plots and the most prominent positions on the fronds, still off-plan, still with a payment plan.
What $20 million and above buys

This is Signature Villa territory on Palm Jumeirah. Signature Villas sit on the wide tips of the fronds, on plots of about 13,500 to 18,900 sq ft, with the longest beach frontage and open sea views. Over the past year they sold from about $13.3 million to $39.5 million (AED 49 million to 145 million), with a median of about $22.9 million (AED 84 million). The single highest villa sale on the island in the period was about $70.8 million (AED 260 million), a custom ultra-prime home.
Buyers at this level typically compare three things: frond position (views towards Burj Al Arab and the Dubai skyline, or out to the open Gulf), beach length, and whether the home is an original Signature Villa to rebuild or a finished modern mansion.
How to choose between the two Palms
- Timing. Palm Jumeirah is ready now. Palm Jebel Ali is a staged purchase with handover in the coming years.
- Payment. Off-plan on Palm Jebel Ali usually means a developer payment plan held in a regulated escrow account. Palm Jumeirah resales are paid on transfer, with or without a mortgage.
- Space for money. For a similar budget, Palm Jebel Ali generally offers a newer home on a comparable or larger plot.
- Income from day one. Palm Jumeirah has a deep rental market today, from long lets to holiday homes.
- Costs. In Dubai, buyers pay a 4% DLD transfer fee plus agency and registration costs, roughly 6 to 8% in total. There is no annual property tax and no tax on rental income.

A note on reading the numbers
Asking prices on the portals often differ from what actually sells. Every figure above comes from Dubai Land Department registered sales and rent contracts for the 12 months to September 25, 2026, analysed by EQT Real Estate, a Palm Jumeirah and Palm Jebel Ali luxury boutique real estate agency based in Dubai. Dollar figures are converted at the fixed rate of 3.6725 dirhams and rounded. For buyers weighing the newer island, its guide to Palm Jebel Ali villas lists the villa collections, frond by frond, with current prices.
Both islands share what makes Dubai so attractive to international buyers: freehold ownership for foreigners, a clear title registered with the DLD, eligibility for a 10 year Golden Visa from about $545,000 (AED 2 million), and a lifestyle built around the sea. The choice between them is less about which is better and more about when a buyer wants to move in.
